Brief: Form 4 Architects was the designer of the adjacent site (KFC Kelso & Metro service station, Kelso). The client, the lessor for the adjacent two sites, requested that Form 4 Architects provide architectural services to document the construction drawings for two retail stores. These needed to be designed to have maximum floor space, have planned and comfortable (vehicle and pedestrian) access for the customers, plus a clear truck path to avoid any hindrance to the oncoming customer traffic.
Approach: As the road and site were on different levels, Form 4 Architects began by analysing the site for the best point of access and egress for both customer vehicles and trucks.
Below are a few of the outcomes which we addressed as the project progressed:
- Maximising Gross Floor Area — The client wanted to maximise the gross floor area and provide the most efficient usage of the site. Form 4 Architects designed the building to start right off the setback and used the setback for parking and service road access.
- Start of construction on site (weeks after Development Application approval) — We obtained the Construction Certificate for the early works as soon as the Development Application approval was received so the builder could commence construction as early as possible. When the initial works were being undertaken on site, we had the Construction drawings documented, and approvals for the entire scope of works were obtained.
Outcome: Because our documentation was detailed and well-coordinated with sub-consultants, there were minimal requests for information and minimal issues reported on site. The builder and client are pleased with the outcome and have asked us to design the next adjacent site - Sydney Tools, Kelso.
