Brief: Form 4 Architects was the architect for the various previous works for the same client. The client requested Form 4 Architects provide options for a warehouse, which needed to have a smooth flow of traffic. On finalising the floor plans, Form 4 Architects provided options to enhance the appearance of the building with a particular focus on the corner-facing section of the lot.

Approach: Form 4 Architects started off by analysing the site for the best point of entry and exit for both customer vehicles and trucks. This resulted in isolating the path of access for both users to avoid traffic on-site caused by the on-site turning radius.

Below are a few of the outcomes which we addressed as the project progressed:

  • Maximising warehouse Ground Floor Area (GFA) — The client wanted to maximise the gross floor area of the warehouse storage space. Form 4 Architects designed the office space on two levels to have less ground coverage, which allowed the warehouse storage area to have more ground coverage.
  • Sustainable office area for low running cost — Form 4 Architects designed the office spaces to be oriented north for natural lighting, with double-glazed windows and an underfloor heating system to promote a sustainable office area and low running cost in the long run.

Outcome: After client approval of the warehouse design, the refined layout was submitted to the stakeholders for review and approval. The client was happy with vehicle access plans, achieving more GFA out of the constrained site and our addressing of energy-sustainable options. Work on this design is ongoing.
